Selvendran Narasingam | HUD Consultant ID: P2034
We provide FHA 203(k) consulting and inspection services across Northern and Central New Jersey, helping homebuyers, homeowners, investors, and lenders successfully complete renovation loans.
As a HUD-approved FHA 203(k) Consultant, our role is to evaluate the property, prepare required documentation, and verify renovation work so funds are released properly and in compliance with HUD Minimum Property Standards (MPS).
What Is an FHA 203(k) Consultant?
An FHA 203(k) Consultant is a HUD-approved, independent third party who helps protect:
- The homebuyer or homeowner
- The lender
- The contractor
The consultant inspects the property, prepares the Feasibility Study and Work Write-Up, and performs draw inspections during renovation before loan funds are disbursed.
Standard 203(k)
- Repairs over $5,000
- Consultant required
- Used for major renovations, structural work, or multi-unit properties
Limited 203(k)
- Repairs up to $35,000
- Consultant may or may not be required by the lender
We inspect the property to identify required repairs needed to meet HUD standards, including safety, structure, and major systems.
Feasibility Study & Work Write-UpWe prepare clear documentation lenders and contractors rely on, including:
- Required HUD repairs.
- Optional improvements (when permitted)
- Scope of work and cost estimates
During renovation, we verify completed work before funds are released.
Final Inspection & Close-OutWe confirm all approved work is completed and compliant.

15+ years of construction and renovation experience
New Jersey Licensed Home Improvement Contractor
Practical, realistic renovation planning
Clear communication with lenders and contractors
Our construction background helps reduce delays, change orders, and unrealistic scopes of work.
Smart Renovation Planning (Market-Aware Approach)
Renovation planning is not one-size-fits-all. We consider:
- Property location
- Rental vs owner-occupied use
- Local market expectations
For example, in areas like Edison and Jersey City, many properties are renovated for rental income. In these locations, adding an extra half-bathroom or full bathroom, or improving functional layout, often makes more sense than unnecessary high-end finishes.
Even though renovation costs may be included in the loan, the borrower is still responsible for repayment. Our experience helps avoid unnecessary expenses.
We are not just consultants — we are New Jersey Licensed Home Improvement Contractors with hands-on experience in:
- Bathroom renovations (often completed in about one week with proper planning)
- Kitchen renovations (typically around two weeks; sometimes one week if fully prepared)
- Flooring installation
- Electrical and plumbing work
- Interior painting
- Permit application and municipal coordination
This experience allows us to prepare realistic timelines and scopes.
Before finalizing a renovation plan, we analyze critical building conditions, especially in basements and lower levels:
- Exterior grading and drainage
- Foundation and moisture conditions
- French drain requirements
- Sump pump needs and quantity
- Water intrusion risks
- Radon considerations in below-grade areas
Missing these issues before renovation can lead to water intrusion, mold growth, and costly repairs later. Our experience helps identify and plan for these risks early.
When planning flooring and interior renovations, we consider:
- Dead load and live load
- Structural support limitations
- Subfloor and framing conditions
This helps avoid overloading the structure and prevents long-term problems.
Depending on property condition, scope, and location, our experience has allowed:
- Bathroom renovations completed under $9,000 in some situations
- Kitchen renovations planned in the $9,000–$10,000 range
- Flooring planned with proper structural evaluation
Actual costs vary by property.
In addition to 203(k) consulting, we are licensed and experienced in:
- Asbestos inspection
- Asbestos abatement supervision
- Lead-based paint inspection & risk assessment
- Lead paint remediation coordination
- Air sampling and clearance testing
This allows early identification of environmental concerns that may affect renovation planning, lender requirements, or project timelines.
